Terms and Conditions

Please take the time to carefuly read the Kinnardachy terms and conditions page.

Booking

Full weeks run from Sunday to Sunday but we try to be as flexible as possible in the off peak season. (November - June)

  • The recommended minimum stay is 3 nights (we cannot offer lower rates than stated for shorter stays)
  • Short breaks will not be available at peak season.

Deposits

If your booking is made more than eight weeks in advance, a non-refundable deposit of 20% of the total balance is needed to secure the booking. The balance must be paid eight weeks prior to your stay. If booking within 8 weeks of your stay you are required to pay the amount in full at the time of booking. Unfortunately deposits are non-refundable should you have to cancel.

Payment

Payments are received by cheque, PayPal or bank transfer. 

Cancellation

In the case of a cancellation or change in dates, balance payments are non-refundable, unless we are able to re-let the property.

Deposits are strictly non-refundable.

We reserve the right to cancel your booking at short notice should circumstances arise beyond our control, In this case we will refund the balance in full or offer alternative dates available.

Arrival and Departure

Your check-in is 4pm and Check-out is 10am. On departure, we request that you strip any beds used, and leave bedding on the floor, all used towels please leave on the bathroom floor. Please make sure that the fridges and freezer have been emptied and any waste food put in the appropriate bins outside, not inside the house.

Should the property be available before 4pm on the day of arrival you may be able to check in earlier. The same applies to departure. Please ask and we will try to accommodate you.

Single-sex Groups and Age-Restrictions

Bookings for single-sex parties and age restrictions will be at our discretion. You must inform us prior to booking if your party falls into one of these categories.

We are a semi detached property and have to consider our neighbours.

We reserve the right to refuse entry to the property - no refund will be issued.

Pets

Strictly no pets allowed.

Care of the Property

The contact named on the booking form is responsible for the costs of the following:

Any items damaged or missing, any specialist cleaning (including carpet cleaning) which is required following and during your stay.

It is advisable not to take drinks into carpeted areas; i.e. upstairs

We request that outside shoes are removed in carpeted areas; i.e. upstairs areas

It is your responsibility to advise us immediately of any damage or loss, so that we are able to replace/repair the item for your use and for that of the next guests. You will be required to pay for any damage or breakages in full before your departure. If you fail to do so then you will be invoiced.  If a Loss or Damage deposit has been applied to your booking, the costs of such damage will be deducted from your deposit. See below:

Any repairs no matter how minor must never be attempted. This also applies to cleaning a stain on a carpet / curtains – Please advise us what has been spilled, and we will arrange specialist cleaning.

House rules / instructions are provided in your welcome pack, which you are required to read. Please leave our property in a clean and tidy condition.

Loss or Damage Deposit

We reserve the right to request Loss or Damage Deposit of £500, which will be refunded in full if your party causes no damage during your stay. When a Loss or Damage Deposit is requested, £500 must be paid seven days prior to your arrival date. We will refuse entry without receipt of the deposit and no refund will be given. Any costs for specialist or additional cleaning (including carpet cleaning), breakages or damage to the property will be deducted from your deposit. You will be billed for any repairs exceeding £500. The balance will be returned to you within fourteen days of your departure. You will be informed if you are required to pay the Loss Damage Deposit prior to your confirmation being issued. You have the right at this point to cancel your booking and your deposit will be refunded.

Maximum no. of guests

No more than 8 people may stay at Kinnardachy. Children under 2 years of age are not included in these numbers.

Fire Risk

Please close internal doors each time you leave the property, this can help reduce the spread of fire.

Smoking indoors is strictly forbidden. When smoking outside, please dispose of cigarette ends responsibly, firstly ensuring they are completely extinguished.

Any evidence of smoking inside the property will incur a £100 charge for cleaning.

Candles / naked flames / Chinese lanterns are not permitted at our property.

Security

It will be your responsibility to ensure all external doors and windows are locked when you go out.  We are not responsible for any loss, damage or theft to your personal property during your stay.  Lost keys will incur a small charge, should a lock smith be required these services will be deducted from your security deposit.

Telephone Usage

There is good mobile network coverage and should you need it a landline number is provided in the arrival instructions, so that you can forward it on to anyone likely to require contact with you during your stay.

Bed Linen / Towels

All bed linen and towels / tea towels are included. Additional linen and towels can be made available if requested. We do have a washing machine and clothes airers are available. Excessive usage of towels/linen  will incur a charge. If you require any beds to be changed during your stay then a charge of £30 per bed, with a minimum of 3 beds to cover labour and cleaning.

Complaints and Difficulties

You are required to inform us of any problems immediately. Once notified we will endeavor to resolve the issue straight away. However if the problem is serious and we cannot resolve it within 24 hours we will offer you a full refund.

Right of Entry

We reserve the right to enter our property to inspect or carry out necessary repairs / maintenance during your stay. However from our own experience we know that there is nothing more annoying than your holiday being interrupted and where ever possible we will try not to disrupt your stay.

Right to evict

Any anti-social behavior, smoking restrictions not being observed, potential fire risks, general  misuse of the property or if there is a breach of these terms and conditions this will result in immediate eviction from our property without any refund.
